Project Manager
We are currently seeking an experienced Project Manager to join our interior fitout team. This role will see you managing fitout and refurbishment projects between $1m-$10m from handover to finalisation and review. The role requires effective and continual input to contract, project management, administration, and the ability to identify and minimise our exposure to contractual and financial risk.
Major responsibilities include but are not limited to:
1) Participate in and complete business systems processes and procedures in line with Buildcorp requirements and relevant accreditation criteria, including conversion process, project management plan, ITPs, project monthly performance reports, completion plan, post project review.
2) Undertake Team Leader role when required and drive conversion process to give the tender the best chance of success.
3) Manage project expenditure and cash-flow to optimise financial outcome
4) Supervise subcontract administration by the contracts manager / administrator ensuring payments are processed on time
5) Ensure payment schedules are sent to subcontractors at all times when required in accordance with the Security of Payments Act
6) Administer head contract including progress claims, variation and delay claims
7) Manage and monitor monthly reports, project forecasts, cost forecasts and control variability.
8) Track and approve contract lettings, procedures and sign off on sub-contractor comparison sheets.
9) Price, submit and negotiate variation claims in a timely manner ensuring full compliance with any head contract time bars
10) Negotiate and let subcontracts against budget in accordance with accepted practices
11) Negotiate changes to initial cost estimates and/or variations to plan.
12) Prepare and monitor the client and target program and prepare in detail for finalisation
13) Review and identify areas of improvement to project process and practices to increase future efficiency.
14) Take the lead role in the promotion and management of on site safety, including monitoring of site safety and proactive rectification.
To be considered for this position you will have a building/construction degree or related tertiary qualification, possess outstanding communication and negotiation skills, be competent with programming, planning and time management. In addition you will be a natural leader and have the ability to represent the Buildcorp brand at a high professional standard.
We are seeking someone with a minimum of 3-4 years previous experience in a Project Management role across a broad range of projects including refurbishment and fitout on projects between $1m-$15m.
