The scope of the general building works included the refurbishment of all existing bathrooms, lift lobbies, general floor areas, Stairwells, ceilings, painting, external façade works and the main entry foyer. During the project $1m worth of asbestos was removed from plant rooms and risers. The work was undertaken by Guardian while the site was occupied by Tenants (State Rail Authority) and construction workers. Hibbs and associates were involved in parts of the project during its removal. This project also included the base building upgrade that encompassed the full replacement and commissioning of all services to the value of $13.0m. The external works consisted of footpath refurbishment and full façade heritage rectification to the value of $1.5m.
